Downtown Delray Beach is a retail, cultural, and residential hub. The area offers a multitude of upscale restaurants, retail, nightclubs, and art galleries. The city has a distinct pedestrian friendly atmosphere, which is aided by the prevalence of parallel parking. In addition, there are many free municipal parking lots and garages.

In earlier years downtown Delray was centered along Atlantic Avenue as far west as Swinton Avenue and as far east as the intracoastal waterway. Downtown is expanding very rapidly, however. Downtown Delray now extends as far west as I-95 and as far east as the Atlantic Ocean; The north-south boundaries extend several blocks north and south of Atlantic Avenue.

North of Atlantic Avenue is the Pineapple Grove district of Downtown Delray. A wide array of art galleries can be found in this neighborhood, as well as many new urban residential townhomes.

In recent years, Downtown Delray, located in the eastern part of the city, along Atlantic Avenue, east of I-95 and stretching to the beach, has undergone a large scale renovation. This area is now home to several upscale restaurants and several different assorted shops. Major driving factors in this renovation have been the business brought to the area by the Delray Beach Tennis Center, which has hosted several major international tennis events such as the  Delray Beach ITC (ATP World Tour and Champions Tour). Concurrent with the new construction of the Tennis Center, several local historic landmark structures were renovated during the last decade of the 20th century.
